TERMS & CONDITIONS (RENTAL AGREEMENT)

Welcome to Adelaide Stayz. By booking a stay at any property managed by Adelaide Stayz (including but not limited to our North Adelaide and Glenelg locations), you agree to the following Terms and Conditions.

1. Booking & Payment

• Payment Terms: Full payment of the reservation total is required at the time of booking to secure your dates.

• Security Deposit: A security deposit (bond) may be pre-authorised or charged to your credit card prior to or during your stay. Any unused portion will be released after check-out, subject to inspection of the property.

• Identification: A valid government-issued ID matching the credit card used for booking is required upon request.

2. Cancellation Policy

• 7 Days or More: Cancellations made 7 days or more prior to the scheduled check-in date will receive a 100% refund.

• 3 to 6 Days: Cancellations made between 3 and 6 days prior to the scheduled check-in date will receive a 50% refund.

• Less than 3 Days: Cancellations made less than 3 days prior to check-in are non-refundable.

• Consumer Law: Nothing in this policy limits your rights under the Australian Consumer Law, including guarantees relating to services.

3. House Rules (Strictly Enforced)

• No Parties or Events: We have a strict Zero Tolerance policy for parties. Excessive noise or gathering of unregistered guests will result in immediate eviction without refund. We reserve the right to involve building management, security, or local authorities if this policy is breached.

• Occupancy: The number of guests must not exceed the number stated in your booking.

• Pets: Pets are not permitted unless explicitly authorized in writing prior to arrival.

4. Smoking & Fire Safety

• Strict No Smoking Policy: Smoking is strictly prohibited inside any Adelaide Stayz property. You may smoke in designated outdoor areas (courtyards/balconies) only with the door closed.

• Cleaning Fee: A cleaning fee of $250 AUD applies if smoke is detected inside the property.

• Fire Alarm Liability: If smoking or other guest actions trigger the building fire alarm or smoke detectors resulting in the attendance of Emergency Services (Fire Brigade), all associated call-out fees and charges will be payable by the guest.

5. Check-in & Check-out

• Check-in: From 2:00 PM.

• Check-out: Strictly by 10:00 AM.

• Extensions: Late check-outs or early check-ins are subject to availability and must be arranged in advance. Additional fees may apply.

6. Damages & Cleaning

• We expect the property to be left in a tidy condition.

• Excessive Cleaning: If the property requires deep cleaning (e.g., stained carpets, unwashed dishes, rubbish left behind), an additional cleaning fee will be deducted from your deposit.

• Damages: You are responsible for any damage to the property or its contents during your stay. Please report any accidental damage immediately.

7. Safety & Emergency

Guests must familiarise themselves with emergency exits, fire safety equipment, and evacuation procedures located within the property. Adelaide Stayz is not responsible for injury, loss, or damage caused by misuse of facilities or failure to follow safety instructions, except where required by law.

8. Jurisdiction

These Terms and Conditions are governed by the laws of South Australia, Australia. Any disputes arising from your stay will be subject to the jurisdiction of South Australian courts.
